![]() | Choosing the right house When searching for a new home it is very easy to let your heart rule your head. So… you have found a property in your price range, fallen in love with it and considering making an offer! It is important at this stage to take a step back, gather your thoughts and stay level headed. It is easy for your priorities to become masked by a beautiful garden, a thatched roof, the owner’s interior furnishings etc. There will always be compromises to be made but before you jump in, here are a few points to consider: Location of the property - Firstly, and most importantly, consider the accessibility to local amenities, local transport links, shops, restaurants, the nearest park etc. Schools - Is the house located within the catchment area of a good school? If choosing an independent School, does the schools bus service operate nearby? If you have children, although they may be primary school age at the moment, it’s worth thinking about the options for the next stage. It really does come around very quickly! Possible Noise/Privacy Issues - Is the property close to a railway line, a builders yard, a bus route outside the front of the house? Nothing worse than a double-decker bus looking into your bedroom window in the morning! A great website to find out loads of information about an area: Size and Space - Too much too little, both can have a negative impact on your day to day living. Are there enough rooms for your growing family or too many that you will spend your time heating and cleaning unnecessarily? Think about how your furniture will fit. The Garden - Is it of a manageable size? Although a large garden is impressive it can require a lot of maintenance so be prepared to spend your weekends keeping on top of it or hire a gardener. How much work does the property need, if any? Is there opportunity to improve or extend? The Area - Take time to research the area in greater detail. Find out what the crime rate is like: Visit the property at different times of the day to get a better idea of living in the location.
